1. INQUIRY

2. INITIAL CONSULT

   Once you’ve taken the first step in your residential construction journey to get in contact with us, we like to schedule a phone consult to obtain additional project information from you, discuss your goals, budget, and vision and, ensure sure we are going to be a great fit for one another!

3. THE SITE VISIT

   After reviewing your project, we'll arrange a convenient site visit to discuss details and assess the project site firsthand. This meeting allows us to collaborate with you, gain a deeper understanding of your vision, and outline the next steps in bringing your project to life.

4. DESIGN + PLANNING

   The Renovation Design + Planning Stage is the foundation of a successful project. During this stage, we, assess your project site and identify opportunities along with any potential challenges. We develop a customized design concept and floor plan and collaborate with you to refine the design and plan until we achieve the perfect balance of form, function, and style that meets your budget.

   This sets the stage for a seamless renovation process, ensuring that your project is well-planned, executed, and meets your expectations.

   We can provide personalized services tailored to suit your design needs whether you know exactly what you’re looking for or need us to provide you design services.

   Plans from an architect or designer will help us to effectively provide you with an estimate and plan for your project.

5. SCOPE OF WORK / INITIAL ESTIMATES

   At this stage we work with you to create a detailed scope of work, timeline, and budget Scope of Work for your project with a detailed, written description of the specific tasks, activities, and deliverables that will be performed during your renovation project.

   It outlines; What work will be done, how it will be done, what materials will be used along with discussion on timelines and milestones that will be met.

   We also discuss what budget will be allocated with to ensure a clear and comprehensive Scope of Work helps ensure that all stakeholders (homeowners, contractors, architects, etc.) are on the same page, reducing misunderstandings, miscommunications, and costly changes down the line.

6. DECISION MAKING

   We invite you to carefully review our proposal, which outlines the estimated budget and plan for your project.

   Please feel free to accept or decline our proposal. Your feedback is always invaluable in helping us refine our approach and bring your dream home to life.

7. CONTRACT SIGNING AND INTIAL DEPOSIT

   Thank you for accepting our proposal!

   We're thrilled to move forward with your project. To confirm our agreement, secure your building and finish materials and reserve your construction start date, we require a scheduling deposit.

   This deposit secures your place in our production schedule, and we'll work closely with you to finalize the details and bring your project to life.

8. PERMITS, DRAWINGS + DESIGN PLANS

   At J AND M Construction, we obsess over every detail to ensure your project meets the highest standards. We'll collaborate seamlessly with your designer, architect, or engineer to facilitate the permit application process, streamlining the journey from concept to construction and bringing your vision to life.

9. CONSTRUCTION PHASE

   With the planning phase complete, we're excited to break ground on your home renovation project. Throughout the construction process, we at J AND M Construction promise and will maintain open communication, keeping you informed every step of the way and ensuring your vision becomes a reality.
   
   We always take the most care of your personal property and belongings. We always do our best to ensure that you experience the least amount of displacement and discomfort during the construction of your project!

10. FINAL WALKTHROUGH / HANDOFF

    • Once construction is complete, we'll schedule a final walkthrough at your home to ensure everything meets your expectations.

      This is your chance to review the finished project, address any questions or concerns, and finalize the details with our team.

Here are some rough estimates for different types of renovation projects in 2025, please keep in mind these are just estimates but can give you a good baseline idea.
